Moon Lake in W Bloomfield only has one house directly on the lake.  The rest of the homes that are a distance from the lake do not have lake frontage.  This one house does not own the whole lake.  I believe most of the area around the lake is natural wetlands.  The one home on the lake is a 3 bedroom, 2 1/2 bath home that was built in 1982.  It is about 3500 square foot in size. 

Does sunset view affect the price of a home?  Not really.  Lake frontage affects the price more.  Of course the larger the lot and the wider the frontage the more the property is worth.  Sometimes a small old house will be bought, just to be torn down because the value is in the land. 

Great place to watch the wildlife

It is more of a natural lake with swamp and tall grass around the lake.  The rest of the houses that may have lake views really don’t have lake access because they are blocked by the swamp and tall grass.   It is a small private, non all sports lake.  It just is not big enough to be anything else.  Like so many of West Bloomfield lakes it is really a pond than a lake.

There is one access to the lake from the subdivision via a board walk behind a small subdivision park.  I did not see any paddle boats on the lake, but there was a swim platform out in the lake.

Lake homes are very hard to price or to give a value to sometimes.  I have at least one appraiser a month call me to talk about a lake or a lake home that I sold.  If they have problems how do buyers know what a lake home is worth?  The issue is that there are many factors about lake houses that you cannot put a specific price on.  For example.....how much is a sandy lake bottom worth?  Or how much is the sunset view or beautiful lake view worth?  Or how much more is a home worth if you want a home on a specific lake?  Or how much more is 30' more of lake frontage is worth?

No appraiser or real estate agent has a specific dollar amount for any of these items.  Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake.  I have seen homes sell for way more than they should have for that reason.  Sometimes the person just want to upgrade and stay on the lake.  They maybe waiting for 5 years and then the one house they want comes up for sale.  They will pay the price for that home and snap it up.  Even though it may be too expensive  compared to what has sold on the lake.  That happens quite often.

Lake homes can't be put in an excel spread sheet and compared to other lake homes.  They have too many variables.  Even walk out basements vary.  Sometimes we count the square footage.  It all depends on whether it is good usable square footage.  A house on a point is going to fetch more money sometimes than a home right next door.  View, lake frontage, lake bottom, walk out basements are all variables.  That is why you need a lake real estate agent that knows our local lakes to help you.  A non lake realtor is going to cost you money and maybe even cost you the lake house you want.  You want the experienced lake realtor.
