Pleasant Lake in W Bloomfield is about a 41 acre private lake. I believe it is a non all sports lake as I have never seen jet skis on it. I have seen other Oakland County lakes that are just 40 acres and were all sports. A small 40 acre lake is not much good for active water sports because it is so small. By the time you got the boat up to speed you would have to be turning. If you want to tube, ski, or jet ski it’s just too small of a lake to have that type of fun. Pleasant Lake has the feel of being up north, while being just minutes away for all the amenities and shopping of Haggerty Road.
However the upside of not being an all sports lake is that it is a quiet lake. It’s a big enough lake to kayak, take a paddle boat on, and fish on. There will be lots of wildlife on the lake and wildlife like deer coming down to the lake. The lake is east of Haggerty Rd and south of Walnut Lake Road. You can see the lake from Walnut Lake Road. It is by the curve in the road on the dirt part of Walnut Lake Road. There is a private beach club within one of the subs on the lake for the residents. Pleasant Lake is a non wake lake, but you can have a pontoon with an electric motor.
Some of the roads around the lake are paved and some are gravel. The children on the lake go to Walled Lake Schools. Some homes are on Septic and some have sewers. Most are on sewers. It is the same way with water. Some have wells and some are on city water. Usually if a home owner has a septic system they do not have to switch over until the septic system goes bad. Then they are required to hook up to the sewer system.

There is one home on the lake that was built in the 1920's. The homes on Pleasant Lake in West Bloomfield have these characteristics:
- The homes on the lake were built between 1920 - 2005. Many of then were built after the 1950's.

- Mainly 2 car garages though they range from no garage to 5 car garage
- 657 square feet to over 4100 square feet in size
- 2-5 bedrooms
- home styles are ranches, colonials, and contemporary homes, a cape cod, a bungalow, a tudor too
- some of the homes have no basements, but some do. The ones that do not are on crawls or slabs.

Now do not get the small non all sports Walnut Lake in Bloomfield confused with the much larger private all sports lake West Bloomfield's Walnut Lake. Here is more information on Bloomfield's little Walnut Lake. It is similar in size to Heron Lake homes in West Bloomfield. There are many more little lakes in Bloomfield Township, West Bloomfield, and Bloomfield Hills than big all sports lakes. There are only about 10 decent size all sports lakes compared to the total 70 lakes in the area.
Lake homes are very hard to price or to give a value to sometimes. I have at least one appraiser a month call me to talk about a lake or a lake home that I sold. If they have problems how do buyers know what a lake home is worth? The issue is that there are many factors about lake houses that you cannot put a specific price on. For example.....how much is a sandy lake bottom worth? Or how much is the sunset view or beautiful lake view worth? Or how much more is a home worth if you want a home on a specific lake? Or how much more is 30' more of lake frontage is worth?
No appraiser or real estate agent has a specific dollar amount for any of these items. Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake. I have seen homes sell for way more than they should have for that reason. Sometimes the person just want to upgrade and stay on the lake. They maybe waiting for 5 years and then the one house they want comes up for sale. They will pay the price for that home and snap it up. Even though it may be too expensive compared to what has sold on the lake. That happens quite often.
Lake homes can't be put in an excel spread sheet and compared to other lake homes. They have too many variables. Even walk out basements vary. Sometimes we count the square footage. It all depends on whether it is good usable square footage. A house on a point is going to fetch more money sometimes than a home right next door. View, lake frontage, lake bottom, walk out basements are all variables. That is why you need a lake real estate agent that knows our local lakes to help you. A non lake realtor is going to cost you money and maybe even cost you the lake house you want. You want the experienced lake realtor.
