If you have been going back and forth about buying a waterfront home in Oakland County or a home up north let’s go over the pros and cons.  More specifically should you buy a West Bloomfield lake home or find a home up north.  If you buy a lake home up north some of the pros are:

Cons of buying a West Bloomfield waterfront home

  • That lake homes up north may be less expensive than waterfront homes around Metro Detroit especially in West Bloomfield.  W Bloomfield lake properties sometimes demand a high price per square foot because of the desirability of the community.  The schools are highly ranked on line and any home buyer likes good schools because it helps the resale value of a home.  Another reason West Bloomfield lake houses are in demand is that W Bloomfield is centrally located to many of metro Detroit’s business areas.  It’s not too hard to drive to Auburn Hills, Troy, Southfield, or even downtown.  Orchard Lake and Telegraph Road are two major roads that can get to to 96 and 10.  All the mile roads will get you to Troy, Rochester, and Auburn Hills easily.
  • It’s a laid back lifestyle up north.  Less traffic, more woods, and towns are farther apart.   There will be less boat traffic on the lakes.  Will you see more wildlife on the lakes?  I don’t know about whether there are more geese, ducks, or fish in the lake.  Both upstate and down state have a lot of wildlife.  Even deer that come down to the lake up north or in West Bloomfield are pretty close.  Sure up north may have an edge on the numbers.
  • The variety, ages, sizes, and styles of the lake homes up north compared to W Bloomfield are going to be the same.  The only difference may be there may be more luxury estate homes, and larger custom built homes.

  •  The short drive to your new lake home from work or your main house is going to be any where from 10 minutes to under an hour.  If you are driving up north to a lake house it is going to take any where from 3 to 5 hours to get anywhere south of the bridge.  You will be driving 6 to 10 hours every weekend or every time you go up north.  The time you waste getting to your lake cottage could be spent on the lake down in West Bloomfield.   Why waste hours and days each month when you could be on the lake.  There is one thing you can never get back is time.  This is by far the biggest benefit of buying a lake house near metro Detroit.
  • Savings in gas.  Less driving time means less gas.
  • You won’t need a second home if you buy a West Bloomfield waterfront home.  You could end up having only one home, one expense.  You can drive from work and be on the lake in under an hour.  So why buy a second home when you can have the best of both worlds having a lake property close to metro Detroit.
  • Less drop in home value during recessions.  When the last recession hit lake up north home values took a tumble worse than in the metro area.  Lake home buyers didn’t have the money for an extra home.  They were cutting back on expense.  People were getting laid off and losing their homes.  The gas, the utilities all got too much.  Lake home prices up north took a dive.  Many lake properties just sat because people from around Detroit weren’t taking a chance on adding on more debt.  So lake home prices up north dropped because the demand wasn’t there.

Find your dream lake home in Oakland County or find an Upper Straits homes West Bloomfield Michigan.  Upper Straits Lake lies in both Orchard Lake and in West Bloomfield.  I would call it one of the prestigious all sports lakes in Oakland County. o

Flanders Lake in West Bloomfield is just a small lake that is just north of Green Lake.  Both Green Lake and Flanders Lake are non all sports lakes.  Green Lake is big enough to have a pontoon on.  Flanders is better suited to a paddle boat.  It is the same way with Lake houses on Lake Linden Bloomfield Mi.  Lake Linden is a small paddle boat lake too.  Just a small lake in Bloomfield Township.

 Hammond Lake in West Bloomfield is just south of Orchard Lake Road not too far from Telegraph Road.  So commuting from your home on Hammond Lake won't be too bad.  You can also get to I-75 pretty easy from the lake.  Here is a complete List of lakes in West Bloomfield.  There are about 35 named lakes in the township.  You will be able to learn about the general types of homes on the lake in addition to lake sizes, and lake depths.
