Chalmers Lake Bloomfield – Lake Homes Chalmers Lake Bloomfield Michigan

There are about 17 lake houses on Chalmers Lake in Bloomfield Township.  Chalmers Lake is located south of Lone Pine Road and East of Franklin.  It is a small private lake that is more like a large pond than a lake.  It is suited for kayaking and paddling around on.  Not an all sports lake.  It lies entirely in Bloomfield Twp.  It is a private lake that is about 13 or 16.6 acres in size depending on who you talk to.

There are both gravel and paved roads around the lake.  More homes are on the gravel roads.  Some Chalmers lake homes are on well some are on municipal water.   It is the same way with sewers.....some are hooked up to sewers others are on septic systems.  The children on the lake go to award winning Bloomfield Hills schools.  The lake houses lie on lots that range from just under an acre to over 1.8 acres.

Green Lake homes in West Bloomfield are still a mixed bag of homes.  You will still find small cottage like homes and there are quite a few beautiful custom built luxury homes on the lake.  It is a non all sports lake.  Only electric motor boats are allowed on the lake.  You will find that Lake homes for sale on Chalmers Lake in Bloomfield MI are on the same type of lake.  Chalmers Lake is much, much smaller, but it only has paddle boats on the lake.

When buying a lake home it is important to know whether your property goes up to the lake or if an association, or subdivision owns the lake frontage.  There are quite a few lakes that homes that have this situation.  I suggest to you as a home buyer to get a survey done.  If you can afford a staked survey I would do that to make sure you know your lot lines and corners of the property.  It may cost anywhere from $800 to $2000 depending on the property.  On any property over $500,000 I think it is a small insurance policy that you should not do without.

One of the big reasons lake homes in West Bloomfield, Bloomfield Hills, and Bloomfield Township are the school systems.  Bloomfield Hills, Birmingham, and West Bloomfield are good schools.  So long as the school systems are excellent the demand for the homes in the school district will be strong.  When there is low crime, and great schools home buyers want to live there.  It is the same way with lake homes.  It determines price.  For example there are some lakes in the area that have Pontiac Schools and some that are Bloomfield Hills schools.  The homes in the Pontiac School district are harder to sell and sell for less than the others in Bloomfield.  It is the same way with Waterford and West Bloomfield schools.  Schools do make a difference.  Should you not buy a house in a lesser school district?  Not if you love the house ...just be aware how it will affect you.  Just do not use the same comps for the good side of the lake for the lesser side
