The main part of Shore wood Lake is shaped like a "H".  The lake does go under Shore Hill Drive.  The lake on the east side of the lake is like a "c".  Almost a full circle.  It is a very narrow lake.  You could definitely swim across the lake if you were a decent swimmer.  This is one of the lakes that I was struck by the beauty of the lake and the homes on it.  Some people for some reason also call part of the lake West Bend Lake.  So you may hear the smaller part of the lake called West Bend Lake.

The lake is east of Middlebelt Road and north of Long Lake.  It is east of Pine Lake, west of Wabeek Lake, south of Lower Long Lake.  The roads around the lake are paved.  The main school system is Bloomfield Hills though a few homes are in the Avondale School district. It just depends where you live on the lake.   The lake is about 15 acres in size.  The lake meanders through the Shorewood Hills Subdivision.  There are about 80 homes in the subdivision.  All the homes have lake access through a subdivision beach.  There are no powercraft allowed on the lake.   The subdivision is ideal for walking pets, taking a leisurely walk, and biking.  Shorewood Lake is popular for fishing, kayaking, paddle boarding, and ice skating. 

The majority of the lake homes are on sewers though some are on a common septic.   The majority of the waterfront homes are also on community well.  The homes were built during the years of 1959 to 2001.  The big part of the lake lies in West Bloomfield and the smaller part of the lake lies in Bloomfield Hills.

Here are some of the characteristics of the Shorewood Lake homes in Bloomfield and West Bloomfield.

     *   Number of Bedrooms range from 3 to 5

     *   Number of bathrooms from 2 to 6

     *   2 to 4 car garages

     *   Square footage ranges from 2100 square feet to over 4700 square feet ( I know there are some even larger, but they have not sold in a while

     *   Many of the homes have basements and many of them are walkout 

As the home owners association says "it is an oasis in the suburbs, the lake, woods and wetlands support a wide variety of birds and other wildlife".

Of course this information above is not perfect.  I gathered this home information from sold listings the last 20 years.  Some people have lived on the lake for longer than 20 years so I have no information on their homes.  This compilation may be off because one of the homes that has not sold may be bigger, small, older, or have different features.  Some of the smaller lakefront homes may have been torn down and do not exist anymore.  Also a new house may have been built on the lake that does not show up.  The house information is just to give you a general idea of the lake homes.

The setting for Shorewood Lake homes are almost an up north feel with the mature trees.  There are many different styles of waterfront homes from ranches, colonials, contemporary, and split level homes.  The lot sizes range from what I would call a normal lots size up to an acre in size.

 Homes on Scotch Lake in W Bloomfield are going to be regular homes.  You won't find a 6000 square foot luxury estate on 2 acres on this little private lake.  Nor will you find on Mercedes Lake, or Cross Lake.  All of these lakes are close to Union Lake.   Click here for more information about Union Lake in W Bloomfield.  

There are many private lakes in Bloomfield Hills and Bloomfield Township.  If I remember right I don't think there is any lake in Bloomfield that is not private.   Homes on Haines Lake Bloomfield Michigan were built during the years 1974 to 1981 and range in square footage from 1700 to 3800 square feet.  Most of the lakefront homes have basements.  It's just a little lake.  Learn more about Forest lake that connects to Lower Long Lake. 

Lake homes are very hard to price.  I have at least one appraiser a month call me to talk about a lake or a lake home that I sold.  The issue is that there are many factors about lake houses that you cannot put a specific price on.  For example.....how much is a sandy lake bottom worth?  Or how much is the sunset view or beautiful lake view worth?  Or how much more is a home worth if you want a home on a specific lake?  Or how much more is 30' more of lake frontage is worth?

No appraiser or real estate agent has a specific dollar amount for any of these items.  Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake.  I have seen homes sell for way more than they should have for that reason.  Sometimes the person just want to upgrade and stay on the lake.  They maybe waiting for 5 years and then the one house they want comes up for sale.  They will pay the price for that home and snap it up.  Even though it may be too expensive  compared to what has sold on the lake.  That happens quite often.

Lake homes can't be put in an excel spread sheet and compared to other lake homes.  They have too many variables.  Even walk out basements vary.  Sometimes we count the square footage.  It all depends on whether it is good usable square footage.  A house on a point is going to fetch more money sometimes than a home right next door.  View, lake frontage, lake bottom, walk out basements are all variables.  That is why you need a lake real estate agent that knows our local lakes to help you.  A non lake realtor is going to cost you money and maybe even cost you the lake house you want.  You want the experienced lake realtor.
