Union Lake properties are highly sought after by Oakland County lakefront home buyers.  The lake has increased in statue over the years.  Many wealthy people have purchased older homes and lots on the lake to custom build big luxury estate homes.  Some ranging up to  7800  square feet in size.  The public DNR launch is on the west side of the lake on Union Lake Road near the northern tip.  The lake is east of Union Lake Rd and north of Commerce and Willow Road.  It is also at the northwestern tip of West Bloomfield Township and a small part of the lake lies in Commerce Township.

Union Lake is a 465 acre public all sports lake.  It is the 3rd largest lake in West Bloomfield after Cass and Orchard Lake.  The lake is a glacial lake with the deepest spot of 110 feet.  There is no public beach or state park on the lake.  There are several subdivision access points.  Some subdivisions have a certain number of deeded dock rights on the lake.

No marina on the lake, however there is a nice restaurant on the lake called Matter of Taste.  I would say it is more of a mid to upscale restaurant.  It is not a burger, or pizza joint, or a tavern.  The atmosphere is a little more elegant and the outdoor patio is a great place to have dinner on a nice summer day.  There is not much docking space for boaters.   The restaurant is an added bonus to lake residents.

Let’s talk about the homes on the lake.  There are still some older small cottages on the lake, but this is not a lake that you are going to find a $250,000 weekend cottage.  It is going to cost you more than that to get on the lake even for a major fixer upper.  Some homes are on well still and some are on municipal water.  All the homes are on sewer that I know of.  The school systems on the lake are Walled Lake and a few homes are in the Waterford School District.  The roads around the lake are paved.

There is a home on the lake that was built in 1908 and there are several from the 1920’s still around.   A few of these older cottages do not have a garage.  The newest Union Lake homes have been built in the last few years.   These custom built homes have all the latest amenities and comforts that money can buy.  You will find gourmet kitchens, large master bedroom suites with walk in closets, and great rooms with soaring ceilings and panoramic lake views.  I happened to show several homes on the lake this year and I was surprised at how much renovation construction was going on.  I have a client that was fixing one up to sell too.  You will find bungalows, ranches, colonials, and contemporary homes on the lake.  Many of them have basements, some with walkout basements, and some without any basement.

Lake houses on Union Lake range from as little as 700 square feet to over 7800 square feet.  Some of the waterfront home characteristics are 2-6 bedrooms, 1-4 bathrooms, no garage to 4 car garages.  You can find almost any style, any size, any age home on the lake.  I would say that over 90% of the homes on the lake are year round homes.

Green Lake is a 100 acre non all sports lake.  The other 3 lakes are just small pond like lakes.

Like most of the big public all sports lakes in Oakland County the lake does get busy with boat traffic on weekends, and on holidays.  It is no different than other public all sports lakes like White Lake, Cass Lake, Sylvan Lake, or Orchard Lake.   I have had conservative lake home buyers say it is a party lake.  I don’t believe it is any more of a party lake than any other public all sports lake.  The reason some conservative buyers believe it is a party lake is because it has a sand bar in one part of the lake where people gather to talk and have some cold ones.  It’s not crazy or extremely loud with music, but it is a busy sandbar on a warm day.  As I tell people if you are adverse to activity on the sand bar you do not have to go there, you just do not want to buy a lake home near it if it annoys you.  There are another 463 acres of lake to enjoy if you do not want to be part of the sand bar crowd.  You can pontoon, tube, kayak, waterski, or paddle board and never go to the sandbar as long as you live on the lake.  Just like you never have to go to the restaurant on the lake.  It’s your choice.

When selling a lake house on Union Lake here is a quick home selling tip you may be able to put to use. 
 Painting is one of the biggest bangs for your dollar.  I cannot stress this enough to any home seller whether it is on the lake or off.  If you have dings and black marks on the walls or scuffed up trim work home buyers are going to notice.  This is going to cost you in terms of sales price.   Today's home buyers want the house move in ready.  The majority of lake home buyers are the same way.  They will pass up a house that needs work and buy the house that is more updated and move in ready.  I have seen houses sit for months and months because the sellers did not want to invest the time or money to paint the house.  Then I have seen them sell in under two weeks once they were painted.  Not painting your lake home could cost you $10,000 or more in the sale price.
