You will love Flanders Lake homes in West Bloomfield.  Located just south of Willow Rd and west of Hiller it sits back in the woods just north of Green Lake in W Bloomfield.  It is south of Union Lake and west of Marshbank Park.  It is in the northwest corner of the township

Flanders Lake in Oakland County is a small private non all sports lake.  It is a quiet lake that is about 9.6 acres in size and about 40 feet deep.  So I would say it is a glacial lake like the other ones around it.  Green Lake, Union Lake, and Upper Straits Lakes are all glacial formed lakes.  The lake is spring fed and there is also a small creek that feds into the lake from Cross Lake and Marion Lake.

The children that live on the lake go to West Bloomfield schools.   The roads around the lake are paved.  Depending on the homes on the lake they are either on well or city water.  It is the same way with septic and sewers.  Some are on sewers others still have septic systems.  Once the systems fail they will have to go to sewers.

Most of the homes were built during the years of 1955 to 1969 though there is one newer on the lake built in 2002.  That home is different than the other ones on the lake .   It is about 5400 square feet, 4 car garage, 6 bathrooms, and 6 bedrooms.    Whereas most of the other homes:

• were built between 1955 – 1969
• have 3-4 bedrooms
• have 2 car garages
• have 2-4 bathrooms
• sizes range from 1700 square feet to 3200+ square feet

Homes on Flanders Lake in West Bloomfield sit on 1/2 acre to 1 1/2 acre lots.   So there is room between the houses.  Large lake frontage too.  They have large mature trees on the lots.  It always seems so peaceful.  Some of the homes are on crawl or slabs and others have walkout basements.  I would call this more of a subdivision lake because many of the homes are similar and there are no little lake cottages on Flanders Lake.  They are year round homes.

One winter when our real estate market was slower I poured through the old MLS listings to gather the waterfront home data.  There may have been some homes that have been torn down that is included in this data.  Other homes may have been built and others lake homes that have not sold in the last 20 years so I was not able to be 100% accurate because of this missing information.  This is just to give you a insight into what the lake houses are like.

The south end of the lake

Being a small West Bloomfield Lake it is good for swimming, paddling around on, and fishing.  Definitely not an all sports lake.  Good for relaxing and viewing.  Usually on these small little lakes the fishing is good.  Some of the lots around the lake are wetlands, so some of the lake is undeveloped.  There are only about 22 homes on the lake.

Many of Oakland County’s large prestigious all sports lakes are located within the boundaries of West Bloomfield.  Home to 35 named lakes, lake home owners enjoy an active and fulfilling lake lifestyle. With an abundance of large and small lakes in the area, lakefront homes are extremely sought after. You will find both average homes and larger lake estates.  Many high demographic residents live in luxury custom built lakefront estates on West Bloomfield’s all sports lakes.  You will even find condos on some of the lakes.  West Bloomfield has become highly desirable place to live because of the good schools, low crime, and short commute times.  You will find that you have a wide variety of waterfront properties to choose from on West Bloomfield’s Lakes.  Flanders Lake is one of the small but very nice lakes.
