If you are looking for a house on Cass Lake in West Bloomfield you have come to the right spot.  My goal on this page is to give you all the information you need to make a sound decision on whether to buy a lakefront home on Cass Lake.  Cass Lake in Oakland County Michigan lies in 4 different communities.  Waterford, Orchard Lake, Keego Harbor, and West Bloomfield.

It is Oakland County’s largest lake at 1280 acres.  It is not even in the top 20 of Michigan’s largest lakes, but it is one of the biggest lakes near Metro Detroit.  You will find many beautiful waterfront homes on Cass Lake.  There are many custom built luxury estate homes that sit on large lots.  The lake homes that are truly lakefront range in size from 800 square feet to over 7000 square feet.  There are fewer and fewer of the small older lake cottages left.  Many of them are being added on to, or torn down to make way for newer homes.  The majority of the homes on the lake are over 2000 square feet.

Cass Lake homes is what I call a mixed bag lake.  You will find newer brick colonials next to small cottages.  Each house will vary from lot to lot.  There are some areas on the lake that will have multiple homes that will be similar.  In most cases the houses will vary from one house to house to house.

One winter when our real estate market was slower I poured through the old MLS listings to gather the waterfront home data.  There may have been some homes that have been torn down that is included in this data.  Other homes may have been built and others lake homes that have not sold in the last 20 years so I was not able to be 100% accurate because of this missing information.  This is just to give you a insight into what the lake houses are like.

Cass Lake was a glacial formed lake.  Between the hours of 9:00 p.m. and 6:30 a.m. of the following day to operate a vessel at high speed or have in tow, or otherwise assist in the propulsion of, a person on water skis, water sled, kite, surfboard, or similar contrivance.  It is illegal to drive over 50 mph on the lake.

Cass Lake does connect to Dow Lake which is more of a pond.  You can go from Cass Lake to Dow Lake by boat (speed boat or pontoon boat).  Dow Lake is just a small lake with about 8 homes on it.  It also connects to Dollar Lake but you have to go under Cass Elizabeth Lake Rd.  I myself do not know if you can get a kayak or row boat into Dollar Lake from Cass.  I know you cannot get a large boat from one lake to another.

Search Lake front homes on Cass Lake

If you are looking for a lakefront condominium in Oakland County Cass Lake has two condo complexes that I know of.  Port Cove Condos and The Reserves.  Port Cove condominiums are across the street from the lake and some of them do not face the lake.  Cass Lake waterfront condos range from 700 square feet to just a little over 2000 square foot.  So if you do not want the trouble of doing yard work or maintaining the outside of your home then a waterfront condo may be the way to go.  More time on the lake and less time working!

The last type of homes are canal front homes.  The majority of canal front homes on Cass Lake are smaller homes under 2000 square foot.  However there are some bigger canal front homes that range from 2500 to over 3500 square foot in the gated Forest Bay subdivision on the Waterford side (north side) of the lake.  If you want a gated subdivision with canal front access to the lake Forest Bay has newer brick colonials some with walkout basements and 2 & 3 car garages.

Next let’s talk about vacant lots and lakefront properties.  There are very few empty lake lots left.  You have to be very careful when buying a lakefront lot.  You have to do your research as there are more limitations on building a lakefront home.  There are not only setbacks from the road, and the side you also have a setback on the lake side too.  Also in some communities there footprint and line of site regulations.  Some lots are unbuildable (at least for a decent size house).  The vacant lakefront properties may have issues, and usually are very pricey.  Sometimes lake buyers buy a small or older house on a small lot and tear it down to build their dream home.  In 2018 I sold an old home that had so many issues that there was only one solution tear it down.   It was an 80′ lot and we sold it for $600,000.  In 2018 I don’t believe you can find many lots on all sports lakes in Oakland County for less than $400,000.

Does sunset view affect the price of a home?  Not really.  Lake frontage affects the price more.  Of course the larger the lot and the wider the frontage the more the property is worth.  Sometimes a small old house will be bought, just to be torn down because the value is in the land.

There is no gas sold at the marina or anywhere on the lake.  There is no real restaurant or bar to pull up to on the lake.  There is a sand bar on the lake where the lake residents gather to have fun, talk, and to have a cold drink or two.  There are two parks on the lake.  One is Dodge State Park where you can put your boat in if you have a state park sticker.  Marshbank Park has a small pier on the west side of the lake.  You cannot launch a power boat from Marshbank Park in W Bloomfield.

So here is the one con I hear about the lake…..it’s too busy.  My answer to that is all big all sports lakes near Metro Detroit are busy on the weekends and on holidays.  If you want a big all sports lake but don’t like the busyness then my suggestion is to buy on a cove or canal on the lake.  That way you are away from the noise and boat traffic.
