There are about 31 lakefront homes on Kirkwood Lake in Bloomfield Township. It's not a large lake. The township has it's size at 7 acres. It's a private non all sports lake. The lake is a long narrow lake with a peninsula in the center of it that is shaped like a crooked finger. There are two houses that sit on the peninsula that have views of the lake from at least 3 sides of the homes. The lake lies north of Walnut Lake Road and east of Inkster Road.

It is a paddle boat, kayak type of lake. I would call it a subdivision lake because it is surrounded by nice brick homes that are of similar size, age, and styles. I also noticed quite a few docks so the residents must get out on the water or fish from their docks. The roads around the lake are paved. Kirkwood Lake lies entirely in Bloomfield Twp and the school district for the lake is Birmingham Schools. All the homes on the lake are on city water and sewer.

The house above is one of the bigger homes on the lake. Here are the basic characteristics of the waterfront homes on Kirkwood Lake in Bloomfield:
* 3 to 5 bedrooms
* 2 to 5 bathrooms
* Mainly 2 car garages and a couple of homes with a 3 car garage
* 2000 square feet to over 4200 square feet homes
* They were built during the years of 1963 to 1967
* Most of the homes have basements but a few do not.
* Most of the homes are on regular size lots under a 1/2 acre. No large one acre lots on the lake. It is just a normal subdivision lake.
All of the information above was gathered from sold listings on the MLS over the last 20 years. Some homes on the lake may not have been sold during this period so this home information may be off because one of the homes that has not sold may be bigger, small, older, or have different features. Some of the smaller lakefront homes may have been torn down and do not exist anymore. Also a new house may have been built on the lake that does not show up. This house information is just to give you a general idea of the houses on the lake.
Large mature trees, manicured lawns, and a peaceful subdivision is what makes this lake special. You can see the peninsula in this picture.
If you are looking for a lake home in Bloomfield and do not want to compete with mega mansions or just want a home in a normal subedivision then a Kirkwood Lake home may be for you. There are no 7000 square foot, or 10,000 square foot luxury mansions on the lake. Just nice well maintained homes with residents that care about their little lake. When I first saw the Condominiums on Mirror Lake in West Bloomfield I really like the lake and the way they laid it out. They just did not cram the condos in around the lake. There is space and a nice lawn area and gazebo around the lake. It is one condo complex I would recommend you to look at. Shorewood Lake homes in West Bloomfield MI are laid out very nicely. They are on larger spacious lots with decent lake frontage. If you are looking for a large lake Shorewood Lake is not for you. It is big enough for you to take a leisurely kayak ride around the lake. It is a narrow but winding lake.
If you are looking for a luxury lake on Vhay Lake in Bloomfield Michigan you may have to wait a while. The lake homes do not turn over very often and there are not many homes on the lake. The lake used to be owned by one family(the Hammond family). Their home still remains on the lake. Cameo Lake homes & condos in West Bloomfield are set among mature trees and well manicured lawns. It is a small pond like lake but the setting is beautiful whether you want a home or a condo with no outside maintenance. Here is a complete list of the depths of lake in Bloomfield MI. Lake homes are very hard to price or to give a value to sometimes. I have at least one appraiser a month call me to talk about a lake or a lake home that I sold. If they have problems how do buyers know what a lake home is worth? The issue is that there are many factors about lake houses that you cannot put a specific price on. For example.....how much is a sandy lake bottom worth? Or how much is the sunset view or beautiful lake view worth? Or how much more is a home worth if you want a home on a specific lake? Or how much more is 30' more of lake frontage is worth?
No appraiser or real estate agent has a specific dollar amount for any of these items. Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake. I have seen homes sell for way more than they should have for that reason. Sometimes the person just want to upgrade and stay on the lake. They maybe waiting for 5 years and then the one house they want comes up for sale. They will pay the price for that home and snap it up. Even though it may be too expensive compared to what has sold on the lake. That happens quite often.
Lake homes can't be put in an excel spread sheet and compared to other lake homes. They have too many variables. Even walk out basements vary. Sometimes we count the square footage. It all depends on whether it is good usable square footage. A house on a point is going to fetch more money sometimes than a home right next door. View, lake frontage, lake bottom, walk out basements are all variables. That is why you need a lake real estate agent that knows our local lakes to help you. A non lake realtor is going to cost you money and maybe even cost you the lake house you want. You want the experienced lake realtor.
