Simpson Lake West Bloomfield – Condos on Simpson Lake in West Bloomfield Michigan

Simpson Lake in W Bloomfield was created because of the Rouge River.  The Rouge flows into the lake and out of it.  Some people would call it a wide spot in the river.  Just north of Simpson Lake is Evans Lake.  Evans Lake is smaller and Simpson Lake is no big lake.  I would call it a large pond.

Much of the lakeshore is natural. There are lily pads on the lake too.

There are only a few condos on the lake.  The homes on the other side of the lake have a lake view but are not lake front.  They have swamp, tall grasses, scrub trees, and tall cattails are blocking the home owners from accessing the lake.

This is where the lake is at.  It is south of Lone Pine and west of Middlebelt.  The best of the view of the lake is from Simpson Lake Road in the condominium complex.  The condos are call Fairways on the Lake.

The condos on Simpson lake were built between 1973 and 1975.  They have 2 bathrooms, 2 to 3 car garages, and no basements.   They are on city water and sewer.  They range in size from 2200 to about 2500 square feet.

When buying a lake home in SE Michigan County you should know what negatively affects the price.  Of course the normal stuff like high tension wires, house on a main road, or close to a business.  But when buying a lake home parking sometimes comes into play, but the two main issues are type of lake bottom and is there vegetation in the lake.  Sandy bottom homes sell quicker and fetch more money as do lake homes that do not have lily pads or lake grasses in the in front of the house.  However there is no way to put a specific dollar amount on these items.  It just slows the sale and homes that are sandy bottom sometimes get a little more money. 

The lake is an added bonus for the condo residents

The children that live in the lake condos would go to the West Bloomfield Schools or a private school if they so wished.

So what can you do on this private non all sports lake?  When I was there there were plenty of geese and ducks on the lake.  So you can watch the wildlife.  I also noticed a small pink paddle boat out by the lake when I was there so somebody is paddling around on the lake.  I don’t know the depth of the lake but I don’t think it is a lake that many people use for swimming.

Want to know more about homes on Upper Straits Lake in Orchard Lake?  Just follow the link to learn about the lake size, the depth, and all about the homes.  There are many beautiful luxury lake estates and there still are some smaller homes left on the lake.  Upper Straits is a much larger lake than Orange Lake in Bloomfield Township.  Upper Straits Lake is also an all sports lake where Orange Lake is not. Anybody that is active and wants a speed boat would prefer a Walnut Lake home over a house on Gilbert Lake in Bloomfield Twp. Home buyers that want a jet ski or a speed boat are not going to buy a home on an all sports lake.  Just not going to happen.  It is one of their priorities and it is not going to change.   

Lake homes are very hard to price.  I have at least one appraiser a month call me to talk about a lake or a lake home that I sold.  The issue is that there are many factors about lake houses that you cannot put a specific price on.  For example.....how much is a sandy lake bottom worth?  Or how much is the sunset view or beautiful lake view worth?  Or how much more is a home worth if you want a home on a specific lake?  Or how much more is 30' more of lake frontage is worth?

No appraiser or real estate agent has a specific dollar amount for any of these items.  Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake.  I have seen homes sell for way more than they should have for that reason.  Sometimes the person just want to upgrade and stay on the lake.  They maybe waiting for 5 years and then the one house they want comes up for sale.  They will pay the price for that home and snap it up.  Even though it may be too expensive  compared to what has sold on the lake.  That happens quite often.

Lake homes can't be put in an excel spread sheet and compared to other lake homes.  They have too many variables.  Even walk out basements vary.  Sometimes we count the square footage.  It all depends on whether it is good usable square footage.  A house on a point is going to fetch more money sometimes than a home right next door.  View, lake frontage, lake bottom, walk out basements are all variables.  That is why you need a lake real estate agent that knows our local lakes to help you.  A non lake realtor is going to cost you money and maybe even cost you the lake house you want.  You want the experienced lake realtor.
