Walnut Lake is one of metro Detroit’s top lakes.  It’s not the largest lake in Oakland County nor is it a lake with lots of islands.  What I mean by “one of the top lakes” is it is a highly desirable lake.  It is what I call a moneyed lake.  High end homes and professional white collar owners.  You will find business owners, doctors, and lawyers living on the lake.

These beautiful luxury lake estate homes are not for sale, but just an example of the wonderful homes on the lake.

There are two schools districts for the children on the lake.  They are Birmingham and Bloomfield Hills school district.  The streets around the lake are paved.  Walnut Lake in West Bloomfield is a 232 acre private all sports lake.  The deepest spot on the lake is 101 ft.  It is a glacial formed lake.  There are no condominiums on the lake.  There are lake rules.  You cannot operate a boat at high speed (creating a wake) or tow people behind the boat from the period of 6:30 PM to 10:00 AM.

Over the years many of the old cottages are being torn down and new homes are being built.  There are very few of them left.  In fact some of the characteristics below may be wrong because the old homes may not exist anymore.  You are not going to find an inexpensive lake cottage on Walnut Lake.  Even small old cottages are going to cost you over $400,000.  You are going to find many custom built luxury estate lake homes.  You are going to find that many of the newer lake homes are larger ranging over 3000 square foot.  If you are going to pay $400,000 for a lake lot you are going to end up with a million dollar home to make it worth while to tear down and build.  The costs of building a nice custom built home would put it close to $500,000 or $600,000 thus making the total costs close to a million.  That is the type of lake it is.

Characteristics of the lakefront homes are

  • on Municipal water
  • on Sewers
  • 1 to 7 bathrooms
  • built from the years 1910 to the present day
  • 2 to 7 bedrooms
  • the size of the homes range from 1000 square feet to 10,000+
  • 2 car garages to over 7 car + garages.  There are even some homes that have no garage.
  • Some homes have basements, others are on slabs or crawls.  Many of them have finished walkout basements.

The homes on lake lots vary in size.  The big luxury lake estates on the lake have lots that range up to 6+ acres.  Some of these homes are gated.

There are several lake associations in subdivisions around the lake that have lake access.  There are association beaches.  There usually is a wait list for boat wells.  Other wise you have to launch your boat on a daily basis.

Here are photos, links, lake sizes of all the best lakes in Bloomfield Michigan.  I always say you will hear so many different answers on which is the best lake because so many lake home owners think their lake is the best.

Lake homes are very hard to price.  I have at least one appraiser a month call me to talk about a lake or a lake home that I sold.  The issue is that there are many factors about lake houses that you cannot put a specific price on.  For example.....how much is a sandy lake bottom worth?  Or how much is the sunset view or beautiful lake view worth?  Or how much more is a home worth if you want a home on a specific lake?  Or how much more is 30' more of lake frontage is worth?

No appraiser or real estate agent has a specific dollar amount for any of these items.  Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake.  I have seen homes sell for way more than they should have for that reason.  Sometimes the person just want to upgrade and stay on the lake.  They maybe waiting for 5 years and then the one house they want comes up for sale.  They will pay the price for that home and snap it up.  Even though it may be too expensive  compared to what has sold on the lake.  That happens quite often.

Lake homes can't be put in an excel spread sheet and compared to other lake homes.  They have too many variables.  Even walk out basements vary.  Sometimes we count the square footage.  It all depends on whether it is good usable square footage.  A house on a point is going to fetch more money sometimes than a home right next door.  View, lake frontage, lake bottom, walk out basements are all variables.  That is why you need a lake real estate agent that knows our local lakes to help you.  A non lake realtor is going to cost you money and maybe even cost you the lake house you want.  You want the experienced lake realtor.
