Sodon Lake Bloomfield – Lake Homes Sodon Lake Bloomfield Twp MI

Sodon Lake is just a small private lake that is more of large pond than a lake.  It is not an all sports lake by any means.  Many of the lake homes sit up on the hillside..... the lake sits down in a bowl.   The Township says the lake is about 6.7 acres.   What is nice is that many of the homes have a flat area down by the lake.  The roads around the lake are paved.  The children on the lake go to Bloomfield Hills schools.

Lakefront homes on Sodon Lake are on municipal water.  Some are on septic, and some are on sewers.  Most of the homes are on private large lots of over an acre.  A few of them are over 2 acres in size.  Many of them are heavily wooded that gives you that up north feel.  The homes were built from the 1950's to 2018.

There are about 17 homes on Sodon Lake in Oakland County.  I would call them all luxury custom built homes.  They are mainly ranch, colonial, and contemporary styles.  The characteristics of Sodon Lake homes are:

     *  4 to 6 bedrooms

     *  3 to 7 bathrooms

     *  2 to 4 car garage

     *  2900 square feet to over 8900 square feet

Of course this information above is not perfect.  I gathered this home information from sold listings the last 20 years.  Some people have lived on the lake for longer than 20 years so I have no information on their homes.  This compilation may be off because one of the homes that has not sold may be bigger, small, older, or have different features.  Some of the smaller lakefront homes may have been torn down and do not exist anymore.  Also a new house may have been built on the lake that does not show up.  The house information is just to give you a general idea of the lake homes.

I believe lake living is such a different way of life especially if it is on a bigger lake.  Many time you become more social because you are out on the lake or just near the lake.  You are out of your home and have a bigger chance of meeting or talking with neighbors.  Simply being out of the house to look at the lake gets you a little fresh and a relaxing feeling.  If you take advantage of the swimming, or paddling around on the lake it is good for your health too.  There are few extra benefits besides the calm feeling you get when looking out over the lake.  I love living on the lake.  I look back at my life and wonder what I did on the weekends when I didn't live on the lake.  If you would like to make your lake dream come true reach out to me via emial, phone, or text.  My email is yesmyrealtor@gmail.com 

One of the big reasons lake homes in West Bloomfield, Bloomfield Hills, and Bloomfield Township are the school systems.  Bloomfield Hills, Birmingham, and West Bloomfield are good schools.  So long as the school systems are excellent the demand for the homes in the school district will be strong.  When there is low crime, and great schools home buyers want to live there.  It is the same way with lake homes.  It determines price.  For example there are some lakes in the area that have Pontiac Schools and some that are Bloomfield Hills schools.  The homes in the Pontiac School district are harder to sell and sell for less than the others in Bloomfield.  It is the same way with Waterford and West Bloomfield schools.  Schools do make a difference.  Should you not buy a house in a lesser school district?  Not if you love the house ...just be aware how it will affect you.  Just do not use the same comps for the good side of the lake for the lesser side.

We have a lot of fun raising money for the fight against cancer in July.  You can either build the boat yourself or buy a boat to race.  It's a great day on the lake.
