Woodpecker Lake West Bloomfield – lake homes Woodpecker Lake W Bloomfield

This is a private lake there is no way to access the lake from West Bloomfield Trail (too marshy)

If you are looking for a lake that has nice home, larger lots, mature trees and close to West Bloomfield Trail then Woodpecker lake in West Bloomfield may be the place for you.  West Bloomfield Trail runs along the north side of the lake.  If you don’t know The West Bloomfield Trail is a 54 acre linear park that meanders for nearly 7 miles through West Bloomfield, Orchard Lake, Keego Harbor and Sylvan Lake. The trail extends from Sylvan Manor Park in the east to Haggerty Road in the west.   The trail is getting longer because they just finished a bridge of M-5 that will extent the trail.  So if you are a biker, or hiker you will like the proximity of Woodpecker Lake to the West Bloomfield Trail.

West Bloomfield is a small narrow lake that is really only good for paddling around on.  It’s not large enough to satisfy anybody that wants a boat and to be able to take a 20 minute cruise around the lake.  This lake would take about 5 to 10 minutes.  Woodpecker Lake satisfies the lake home buyer that loves wildlife, want the view of the lake and doesn’t care much about being on the lake for hours at a time.

Not for sale. Just an example of the nice lake houses on the lake

>Lake home selling tips If you are selling a waterfront home on Woodpecker Lake here is a quick home selling tip.

Painting is one of the biggest bangs for your buck.  I cannot stress this enough.  If you have dings and black marks on the walls or scuffed up trim work home buyers are going to notice.  This is going to cost you in terms of offer price. IT’S A FACT Today’s home buyers want the house move in ready.  The majority of lake home buyers are the same way.  They will pass up a house that needs work and buy the house that is more updated and move in ready.  I have seen houses sit for months and months because the sellers did not want to invest the time or money to paint the house.  Then I have seen them sell in under two weeks once they were painted.  Not painting your lake home could cost you $10,000 or more in the sale price.

You will definitely get the money you invest in painting back and them some.  My goal is to help you get the most for your home.   If you are thinking of listing give me a call at (248) 310-6239
