Lakefront homes on Turtle Lake in Bloomfield Michigan are going to be upper end ranging in the multi million dollar price range. Turtle Lake used to be a private 311 acre estate owned by a wealthy family and now 211 acres of it has been developed into an exclusive gated private community with a 24 hour security team. There were 101 home sites available in the beginning. The lots off the lake started at $599,000. They ranged in size from a 1/2 acre to over 3 acres. The community was 256 acres in size. Turtle Lake is in primarily Pontiac Schools. There are a few lots available in the Bloomfield School District and access to Bloomfield Schools on a tuition basis. In addition, there are several private schools with exceptional ratings in the area. Turtle Lake homes are similar to some luxury homes on Forest Lake and big custom built homes on Upper Long Lake.
There are 37 custom built luxury estate homes/lots on Turtle Lake in Bloomfield. A few of them are good size. The homes are actually in Bloomfield Township but have a Bloomfield Hills mailing address. Most of the homes are newer though there is one 1945 built 2200 square foot home that has no garage and only one bedroom. It must have been an original house on the lake. Most of the newer homes range in size from 7000 to over 12,000 square feet. Some are even larger when you count the finished basements in the square footage.
Of course this information above is not perfect. I gathered this home information from sold listings the last 20 years. Some people have lived on the lake for longer than 20 years so I have no information on their homes. This compilation may be off because one of the homes that has not sold may be bigger, small, older, or have different features. Some of the smaller lakefront homes may have been torn down and do not exist anymore. Also a new house may have been built on the lake that does not show up. The house information is just to give you a general idea of the lake homes.
Turtle Lake in Bloomfield MI is a 40 acre private non all sports lake. It is an electric motor only lake. The boat size is limited to under 20 ft and under 9 ft wide. Of course kayaks, and other paddle powered boats are allowed. Turtle Lake is 70′ deep in the deepest spot. It is a catch and release lake for largemouth bass. The rest of the fish in the lake are governed by normal state of Michigan fishing rules.
Does sunset view affect the price of a home? Not really. Lake frontage affects the price more. Of course the larger the lot and the wider the frontage the more the property is worth. They seem to hold their value better. One of the reasons is that they are just no building more lakes around metro Detroit. The number of lakefront properties is not going to increase. So for all those home buyers that do not want to drive hours up north or want to be close to work a SE Michigan lake home is their best option. Demand for metro Detroit lake homes will always be strong. They do not turn over as often as other homes. It usually is a good investment not including that your quality of life will go up.
