Would you like a home on a lake where you can go to other lakes?  Then a Upper Long Lake house may be for you.  Maybe you looking for a great all sports lake?  A private lake with lots of beautiful homes?  Lake homes of all sizes, shapes, and styles?  Upper Long Lake in W Bloomfield is one of the premier all sports lakes in the area.  What is great about it is that you really get 3 lakes in one.  The lake also connects to Lower Long Lake and Forest Lake but remember those two lakes are electric motor only lakes.  So you have to have two different motors on your boat.  You will have to turn off your gas motor and turn over to electric motors when you go to the other two lakes.  But this give more shore line to cruise around, more fishing spots, more swimming spots, and many more acres to paddle around.  Here is more information about the lake.

Upper Long Lake lies in both Bloomfield Township and West Bloomfield Township.  It is a private all sports lake.  West Bloomfield Township has seven all sports lakes while, Bloomfield Township only has two all sports lakes and Upper Long Lake is one of them. The lake is 130 acres though another source has it at 108 acres.  Depending on who you believe it is not a overly large all sports lake.  It definitely big enough for any water sports you want to do.  You can ski, tube, wakeboard, or surf if you want.  Some active water sports enthusiasts want at least a 200 acre lake so Upper Long Lake would not be for them.  The deepest spot on the lake is 22 feet deep and the lake has a mean depth of 9.7 feet.

Upper Long Lake is a spring fed lake and flows into Lower Long Lake, then into Forest Lake and then into the Rouge River.  The Lake flushes every 1.65 years.  It is a kettle lake formed thousands of years ago by glaciers.  The over all condition of Upper Long Lake in Bloomfield Mi is ranked in the top 45% of developed lakes of similar size in MI.  The water clarity is between 6 foot and 14.5 foot.  There is a seven acre island on the lake. What they call an island is on the north west side of the lake.  There is just a narrow canal around the island. There is 17059 feet of shoreline not including the shore line of the island.

None of the lake homes above are for sale.  I always love to show how nice the homes are and as you can see how well they are taken care of.  This is a split lake in terms of municipal water and sewer.  Some homes are on sewers, some have septic systems.  Some lakefront homes have municipal water other have wells.   You will have homes of all ages, sizes, , and styles.  The roads around the lake are paved.  Depending on where you live on the lake will determine which school system you have.   The two school systems are Pontiac Schools and Bloomfield Hills Schools.  From bad to great is the difference.  It doesn't slow buyers down if the luxury estate home is in Pontiac School district.  They just send their children to private schools. 

There are homes on Wabeek Lake that are very similar to some of the larger estate homes on Upper Long Lake.  Another lake that you can find some larger lots is near by.  Have you ever seen the lots and homes on Island Lake.

Like I indicated above there are many different sizes, ages, and styles of homes on the lake.  You will still find some small 1000 square foot ranches all the way up to large luxury lake estate style homes.  Many of the beautiful large homes are on the north side of the lake.  Here are the basic characteristics of waterfront homes on Upper Long Lake in West Bloomfield MI.

     *  2 to 12 bathrooms

     *  1 to 5+ car garages, there is one home with no garage

     *  Homes sizes are a huge range from 1000 square feet to over 15,000 square feet

If you want to live in West Bloomfield, or have the West Bloomfield mailing address, or be on an all sports lake in West Bloomfield Township then Upper Long Lake may be the lake for you.  It is a great lake to live on.  Plus you have the ability to go to Lower Long Lake, and Forest Lake.  However those are non all sports lakes and only allow electric motors on.  So you can't run your gas motor on Lower Long Lake or Forest Lake.

  • Why do you want to buy a lake home?   So many clients remark later that they wish they had done it sooner.  It is a path to  building stronger family relation ships and nurturing friendships. They always say “you never know how many friends you have until you have a lake house.”  I always say you become more social when you buy a lake home. 
  • Drive Time.  In Oakland County many of the homes have longer drive times because of the way the roads curve around the lakes.  Many of them are just two lane roads that become congested at rush hour.  Are you going to use the home as a weekend getaway or year round home?  Will you rent it?  Could you run out to the lake after work? This may help you map your area where you would consider purchasing.
  • Maintenance. Lake living is all about being on the lake.  Not working on the house, or taking care of the yard on the weekends.  That is for subdivision dwellers.   Look into lawn maintenance and cleaning services. Having things done at the lake will free up your time to have more time on the lake.  Have the dock put in or taken out.  Have the boat winterized.  If you can afford it have it done so you can spend more time with family and friends.

When buying a lake home it is important to know whether your property goes up to the lake or if an association, or subdivision owns the lake frontage.  There are quite a few lakes that homes that have this situation.  I suggest to you as a home buyer to get a survey done.  If you can afford a staked survey I would do that to make sure you know your lot lines and corners of the property.  It may cost anywhere from $800 to $2000 depending on the property.  On any property over $500,000 I think it is a small insurance policy that you should not do without.

What are the Biggest and Best Bloomfield Lakes?  I would say that Upper Long Lake, Lower Long Lake, Island Lake, Forest Lake, and Square Lake are some of them.  Take a look at all of them and you decide which is the best lake for you.  It definitely is not going to be a house on Echo Lake in Bloomfield or a Simpson Lake condominium because both of them are just small lakes.  They are not very big at all.  So if you are looking for a bigger lake so you can get out on the water on a boat and have some fun then Echo Lake or Simpson Lake is not for you.
