You can see the lake from Quarton Road. Gilbert Lake is a private 63 acre non all sports lake. The deepest spot on the lake is 18 feet deep. The average depth is 5.7 feet. The lake has a shoreline 1.8 miles long and approximately 45 homes on the lake. Gilbert Lake’s outlet flows out to the Rouge River tributary.
The lake lies totally in Bloomfield Township. All of the homes on the lake have municipal water. Some homes are still on septic while others are on city sewer. The school district for the lake is Bloomfield Hills schools. Some of the roads around the lake are paved and a few are gravel. There are two small islands on the lake. It is an electric motor only lake. No speed boats or gas powered boats are allowed on the lake.

* Most of the homes have basements some walkout. Though there are some on slabs and crawl spaces
* I would call the lake lots generous. Almost all of them are over a half acre ranging to 2 acres. There are some in the 3 and 4 acre range and there is even on that is 7.4 acres in size.
So if you are looking for a nice lake home on a quiet lake with space then this may be the lake for you.
All of the information above was gathered from sold listings on the MLS over the last 20 years. Some homes on the lake may not have been sold during this period so this home information may be off because one of the homes that has not sold may be bigger, small, older, or have different features. Some of the smaller Gilbert lakefront homes may have been torn down and do not exist anymore. Also a new house may have been built on the lake that does not show up. What makes this lake so great is that it is very close to Telegraph and Quarton Rd. It is just a short ride to Southfield or to Troy. It is an easy commute to work because of these two roads. Are you looking for a nice Waterfront home in West Bloomfield Michigan? You can find nice Lake house for sale on Hammond Lake in Bloomfield MI which also lies partly in West Bloomfield. There are a few lakes that lie in both Bloomfield and West Bloomfield. Shorewood Lake is another one that does. If you saw a home for sale on Sagamore Lake you may be disappointed on the size of the lake. It is really a very small, small pond. What is nice is that it is located very close to the West Bloomfield trail which is good for bike riding and walking.
If you see a home for sale on Dollar Lake in Bloomfield again you should know up front that it is a small lake, but what is nice that it connects to Upper Long Lake, Forest Lake, and Lower Long Lake. 3 more lakes for the price of one. Scotch Lake homes in West Bloomfield are just going to be normal sized homes. You are not going to find big mega mansions or estate size lots on Scotch Lake. It is just a smaller lake with average sized homes on it.
Lake homes are very hard to price or to give a value to sometimes. I have at least one appraiser a month call me to talk about a lake or a lake home that I sold. If they have problems how do buyers know what a lake home is worth? The issue is that there are many factors about lake houses that you cannot put a specific price on. For example.....how much is a sandy lake bottom worth? Or how much is the sunset view or beautiful lake view worth? Or how much more is a home worth if you want a home on a specific lake? Or how much more is 30' more of lake frontage is worth?
No appraiser or real estate agent has a specific dollar amount for any of these items. Sometimes buyers absolutely have to buy on a certain lake because they have friends or family on the lake. I have seen homes sell for way more than they should have for that reason. Sometimes the person just want to upgrade and stay on the lake. They maybe waiting for 5 years and then the one house they want comes up for sale. They will pay the price for that home and snap it up. Even though it may be too expensive compared to what has sold on the lake. That happens quite often.
Lake homes can't be put in an excel spread sheet and compared to other lake homes. They have too many variables. Even walk out basements vary. Sometimes we count the square footage. It all depends on whether it is good usable square footage. A house on a point is going to fetch more money sometimes than a home right next door. View, lake frontage, lake bottom, walk out basements are all variables. That is why you need a lake real estate agent that knows our local lakes to help you. A non lake realtor is going to cost you money and maybe even cost you the lake house you want. You want the experienced lake realtor.
